Common Questions and Honest Answers

Maybe you have a few questions. That’s okay; most people do. Here is a quick collection of some of the questions people ask us, along with our answers. If you still have a question, don’t hesitate to contact us anytime. We would be happy to answer it for you.

Q:  Will you be listing my house on the MLS or actually buying it?
A: Great question. We don’t list homes. At Brendan Buys Houses, we’re professional home buyers. We purchase houses that meet our buying criteria, and since we don’t rely on bank financing, there’s no need to worry about our ability to close. After we buy a property, we may renovate it and sell it to another homeowner or keep it as a rental.

Q:  How are you different from a real estate agent?
A traditional real estate agent lists your home and waits for a buyer to come along. They may show the property to interested buyers, but in many markets, it can take 4 to 6 months or more to sell. If the home does sell, the agent typically takes a commission, often around 6% of the final sale price, which comes out of your pocket.

Real estate agents can be a good option for homeowners who have time to wait several months to sell and don’t mind paying hefty commissions. But that’s where we are different. We are not agents; we are direct cash home buyers. We purchase houses directly from homeowners using our cash. That means we can make a buying decision in just a few days, sometimes even the same day. We take on the risk, handle the repairs, and market the home ourselves after the purchase.

Q:  Do you pay fair prices for properties?
A: Many of the homes we buy are purchased below market value. This allows us to make necessary repairs and resell them at a profit. We are looking for a fair discount, not to take advantage. In our experience, most sellers are not expecting a huge payday. They simply value the convenience we offer. We pay cash, close quickly with no financing delays, and you do not have to spend time or money on repairs or agent commissions. If that sounds like what you’re looking for, we would love the opportunity to work out a win-win price. And with our no-obligation offer, there is no pressure to move forward unless it feels right for you.

Q:  How do you determine the price to offer on my house?
A: Great question, and we are happy to be transparent. Our process is simple and straightforward. We consider the property’s location, its current condition, any necessary repairs, and recent sales of similar homes in the area. Based on all of this information, we determine a fair offer that makes sense for both you and us.

Q:  Are there any fees or commissions to work with you?
A: This is one of the key differences between us and the traditional way of selling a home. There are no fees or commissions when you sell your house directly to us. Unlike a conventional listing, where up to 6% of the sale price can go to agent commissions, you keep more of your money. We will make you a fair offer, and if it works for you, we will buy your house with no hassle and hidden costs. In many cases, we even cover the closing costs. We earn our profit after we buy the home, invest in any needed repairs, and resell it. We take on all the risk. Once we purchase the property, you walk away free of the burden, with cash in your hand and no more responsibilities tied to the home.

Q:  Is there any obligation when I submit my information?
A: You are not obligated. Once you share some basic information about your property, we will review the details, possibly schedule a quick call to learn more, and then present you with a fair all-cash offer. The decision to sell is entirely up to you. We are here to provide an option; you can choose what feels right for your situation.
